What should I be aware of as a tenant?

If you are new to Singapore, this guide will help you to understand the process of renting and might save you some trouble.

In addition to this guide, there are some specific rules related to HDB units:

You must be a Singapore citizen, a Singapore PR, or holder of an Employment Pass, S Pass, work permit, Student Pass, Dependant Pass, or Long-term Social Visit Pass with a remaining validity of at least 6 months;
You cannot rent a HDB unit if you are a tourist or if you already own a HDB unit or Executive Condo (some exceptions apply);
The minimum rental period is 6 months and the maximum is 3 years;
The landlord must be granted approval by the authorities, so you should make sure he/she did.

What should I be aware of as a landlord?

Have a look at our guide. Whether you are a rookie or an experienced landlord, you might still learn something you didn't know.

The HDB have some strict rules regulating the subletting of units:

You must be a Singapore citizen;
You must complete the minimum occupation period of 3 years if you did not get a CPF grant and bought the unit before Aug 30, 2012 or 5 years otherwise;
It is your responsibility to make sure your tenants are eligible (see criteria above);
You may not have more than 4, 6, and 9 tenants if you own a 1/2-room, 3-room, 4-room+ unit respectively;
Your tenants must be legally residing in Singapore;
Your tenants cannot sublet;
The minimum rental period is 6 months and the maximum is 3 years;

If you do not want to rent the whole unit, but only a room, you do not need to get approval from the HDB:

You can rent a room only if you own a 3-room flat or bigger;
You are allowed to rent 1 room if you own a 3-room flat and 2 rooms if you own a 4-room flat or bigger;
The maximum number of occupiers stay the same than if renting the whole unit (see above);
You must register your tenant with the HDB within 7 days;
You must occupy your unit.

Attention: Unauthorized subletting is a serious offence and could lead the HDB to repossess your flat.
